comments on using HP-12 c calc. Probelms need to be solved, but unsure how.

1)Pacific Inc., is contemplating construction of a container-loading pier in Seattle. The company´s best estimate of the cash flow associated with constructing and operating the pier for a 10-year period. Cash flow: $40 million, Year 1 thru Year 9: 7.5, Year 10: 17 million. Management wants to know whether the anticipated benefit from the pieor justify the $40 million?

2)Assuming other similar-risk investment opportunities are available yielding 10 percent annual interest, the PV of the cash inflow for the pier investment is $49.77 million. How do I calculate this on my HP 12-C

3)How do I compute the Benefit-Cost Ratio(49.775/40 million)?

4)How do I determine/compute that the pier´s NPV is positive at a 10 percent discount rate, 12 percent discount, 18 percent discount, IRR

please explain clearly in a step by step manner. thanks.
